Here are some of the latest updates added to Avantio to help you simplify tasks, improve day-to-day management and work more efficiently.


VRMS

Usability improvements

We have introduced various interface improvements to simplify common tasks and make the VRMS experience clearer:

  • Online Check-in Module by Avantio: several sections of the configuration have been renamed and reorganised to make the flow more intuitive.

  • Airbnb Importer: texts and labels have been reviewed to provide clearer guidance during the accommodation import process.

  • Offers on non-refundable bookings: it is now possible to add an offer to this type of booking too, making it easier to adjust amounts and process returns when necessary.

  • Booking detail: the side detail panel is now also available directly from the booking list.

  • Bulk download of owner statements: you can now select multiple owner statements and download their PDF documents in a single ZIP file, with a maximum of 50 statements per batch.

  • Improved tag management: administrators can manage tags directly from VRMS settings, with greater control over searching and deletion. The feature also prevents duplicates and protects tags used by automations, web categories or the system.

  • Activation and contracting of independent mid-stay module: You can now activate it directly from the Accommodations section, without having to manage the contract externally. During the process you can review the module information and its conditions, read the contract and complete the activation through a secure consent process.

New modules and tools

Customise owner statement templates

You can now add a customisable block to your owner statement templates to decide exactly what information you want to show in each document.

Each rental management company has its own way of presenting financial information to owners. With this new feature, you can select the information fields you want to include and adapt your templates to each owner's specific needs. From the owner contract you can select the information you want to include, organised by sections such as:

  • Booking information.

  • Booking amounts.

  • Fixed payments.

  • Commissions.

  • Expenses.

  • Advance payments.

  • Pending amounts.

What can you do?

  • Customise the information: choose which fields you want to display in statements.

  • Adapt each document: configure templates to suit each owner's needs.

  • Improve clarity: show only the relevant information for each statement.

With this new option you will have greater control over how you present statements, adapting them better to your operations and your owners' expectations. The feature will be available to all companies and allows greater flexibility in presenting financial information to each owner.

Shared calendar: Availability with hierarchy

The Shared Calendar now allows the creation of hierarchical relationships between properties (parent-child-grandchild), in addition to the existing exclusive model. This allows managing a full property and its independent units simultaneously, keeping availability automatically synchronised.

What can you do?

  • Rent a complete property: manage the accommodation as a single unit.

  • Rent independent units: allows booking the units that form part of the property separately.

  • Keep availability synchronised: avoid availability conflicts between the different levels of the hierarchy.

Checklists for Operations module tasks

You can now add checklists to Operations tasks to convert instructions into a structured list of items that can be verified during execution.

What can you do?

  • Create reusable checklists: save templates to use in different tasks.

  • Assign them to extras and accommodations: automatically generated tasks will inherit the checklist, with the option to customise it per accommodation.

  • Add them to manual tasks: include checklists also when creating tasks manually.

  • Monitor progress: internal users and suppliers can mark completed items, while the Property Manager can check progress in real time.

  • Define mandatory items: mark certain items as blocking to prevent closing a task until they have been completed.

Where to access?

Custom VAT for extras per billing rule

As a Property Manager you can now configure a specific VAT type for extras directly from each billing rule. This percentage will take priority over the general VAT configured for the extra.

This improvement allows you to adapt the taxation of extras to the different tax situations of each billing rule, especially for companies that invoice on behalf of the owner and work with VAT-exempt owners.

What can you do?

  • Configure a specific VAT: define the VAT percentage for extras directly in each billing rule.

  • Prioritise the billing rule: the VAT configured in the rule takes precedence over the global VAT of the extra.

  • Adapt billing to each tax situation: correctly manage extras when there are different VAT treatments depending on the applied rule.

  • Avoid tax inconsistencies: apply the correct VAT treatment when invoicing on behalf of the owner.

Breakdown of owner payment calculation

You can now view how the net amount corresponding to the owner for a specific booking is calculated step by step.

The new breakdown panel clearly shows each element involved in the calculation, so you can understand exactly how the final amount is obtained.

Where can you view it?

You can access the breakdown from:

  • The booking detail.

  • The preview of a pending statement.

  • The detail of a completed statement.

This gives you greater visibility over each calculation and you can easily check how the net payment to the owner has been obtained.

Electronic invoicing and e-Reporting in France

With the entry into force of the new tax obligations in France in September 2026, Avantio is updating to version 7.0.0 to adapt to these new requirements.

This update incorporates the necessary changes for electronic invoicing and e-Reporting, applicable to all clients who issue invoices directly from Avantio.


Connectivity

Airbnb pending payments "collected by portal"

We are improving the management of pending payments for Airbnb bookings collected directly by the portal.

You can now configure how many days after check-in you expect to receive the payment, so that the expected date in Avantio better reflects Airbnb's actual collection cycle. This helps provide a more accurate view of cash flow and facilitates bank reconciliation.

In addition, from the list of pending payments in the VRMS you can:

  • View the collection date and expected payment date separately.

  • See the breakdown between the amount the agency will receive, the portal commission and the total amount paid by the guest.

  • Mark the payment as received manually.

  • Configure the payment to automatically move from collected by portal to paid on the expected collection date.

The configuration can be applied generally from Channel PRO > Airbnb > Payment settings or specifically per accommodation from the advanced settings.

It only affects new or modified bookings after activating the feature; it is not applied retroactively.

New Airbnb promotions from Channel Manager PRO

You can now manage new Airbnb promotions directly from Channel Manager PRO, without needing to access the Airbnb extranet.

In addition to the 20% Promotion, two new types of promotion are added:

  • Well-rated guests: 15% discount for guests with a minimum rating of 4.8★ and at least 3 reviews on Airbnb. Help page.

  • Mobile only: 10% discount for bookings made from the Airbnb mobile app. Help page.

From Channel Manager PRO > Price modifiers > Promotions > Airbnb you can create, edit or delete promotions and select which accommodations you want to associate with each one, even in bulk.

The discount percentages and eligibility criteria are defined by Airbnb; you only decide which accommodations you want to include. Furthermore, promotions from different tiers can accumulate with each other automatically.

This feature is available to all Property Managers with an active Airbnb connection in Channel Manager PRO and requires no additional activation.
