Activate the "Highly Rated Guests" and "Mobile Only" Promotions on Airbnb from Channel PRO

Channel Manager PRO now supports two new Airbnb promotion types—Highly Rated Guests and Mobile Only—along with the existing New Listing.

The new section is available immediately — no additional configuration or activation is required.

Available Promotion Types

Three promotions are available for Airbnb advertisements. All three are closed promotions — you only need to choose which accommodations to include; the discount percentage and eligibility criteria are set by Airbnb.

The "Mobile Only" promotion can only be set up via API. It is not available in the Airbnb extranet, so Channel Manager PRO is the only place where the Property Manager can activate it.

How to create a promotion

  1. From Channel Manager PRO → Price Modifiers → Promotions → Airbnb, click on Create Promotion (top right).

  2. Select one of the three available promotion types in the modal.

  3. Use the accommodation selector to choose which accommodations to include: view the full list with photo, name, and reference for each accommodation, search by name or reference, use the available filters to narrow down the list, use "Select all" to include all accommodations at once. The header shows the number of selected accommodations (e.g. "Selected accommodations (4/138)").

  4. Click Save to include the selected accommodations.

View existing promotions

The main view lists all the promotions you have created, showing the name, discount, and number of accommodations associated. A green side indicator identifies promotions with at least one accommodation associated. A yellow side indicator and an "Associate accommodations" button identify promotions created but with 0 accommodations associated. A trash can icon on each row allows you to delete the promotion entirely. Clicking on the number of accommodations opens the selector to edit which accommodations are associated.

Edit a promotion

To change the accommodations associated with an existing promotion, click on the number of accommodations (or on "Associate accommodations" if the promotion has 0 accommodations) and modify the selection. The system adds new accommodations to the promotion if they were not previously associated and removes deselected accommodations from the promotion.

If an operation partially fails (e.g. Airbnb rejects some accommodations), you will see a message indicating which accommodations succeeded and which failed. Successful changes are saved correctly.

Delete a promotion

Clicking the trash can icon on a promotion deletes it completely — all accommodations are disassociated and the promotion disappears from the list. If the promotion already had 0 accommodations associated, only the entity is deleted.

Discount stacking

Airbnb applies discounts cumulatively across three levels. Airbnb handles the calculation:

Promotions from different levels stack with each other. Promotions from the same level do not stack (Airbnb chooses one based on its internal priority).

Example: a booking from a guest with a 4.9★ rating and 5 reviews, made through the mobile app for an accommodation with the "20% Promotion" active, will receive all three discounts cumulatively.

What happens to existing promotions in the Airbnb extranet

Channel Manager PRO is the source of truth for these promotions. If you have any of the new promotions activated directly in the Airbnb extranet before setting them up in Channel Manager PRO, those settings remain unchanged until you create the promotion in Channel Manager PRO — at which point Channel Manager PRO will overwrite the existing configuration.


FAQs

Can I customize the discount percentage or the criteria?

No. All three promotions are closed — Airbnb sets both the discount (20% / 15% / 10%) and the eligibility criteria. The Property Manager only chooses which accommodations to associate.

Can a guest receive more than one discount on the same booking?

Yes. Discounts from different levels stack. For example, a highly rated guest booking through the mobile app for an accommodation with the "20% Promotion" active can receive all three discounts at once.

What happens if an accommodation does not meet the requirements for a promotion?

The system provides feedback indicating which accommodations could not be associated and why (e.g. accommodation not eligible). Accommodations that succeed are associated correctly.

Can I see how the discount affects the final price before a booking is made?

The discount is applied by Airbnb at the time of booking.

If I remove all accommodations from a promotion, does the promotion disappear?

No. The promotion remains in the list with a yellow indicator and a "Associate accommodations" CTA, ready to associate new accommodations. The promotion is only deleted when you click the trash can icon.

Will my current "20% Promotion" be affected by this release?

No. The existing "20% Promotion" (formerly New Listing Promotion) will continue to work exactly as before.
