1. What is the Annual Informative Model VAU/1560/2025 and who does it apply to?
With the introduction of the Annual Informative Model for short-term rentals (Order VAU/1560/2025), owners and managers of tourist accommodations must collect and submit certain information about their annual activity.
This model covers the annual activity of each accommodation identified by its Unique Registration Number (NRA). Submission is done online through the N2 application.
We know that any new administrative requirement can raise questions. The good news is that all the information you need to comply with this model is already recorded in Avantio.
Our software stores the following information in a structured way:
Bookings made
Stay dates
Guest details
Amounts associated with each rental
Identification of each accommodation
In other words, you don’t need to gather any extra information: you just need to extract it correctly. In this article, we’ll show you how to do it easily.
2. What data do you need for the model?
The official model must be generated through the channels provided by the authorities. The information usually required includes:
Unique Registration Number
Information for each booking
Purpose of each booking, with the following values:
Vacation or tourist
Work
Studies
Medical reasons
Other
Number of guests
Check-in date dd/mm/yy
Check-out date dd/mm/yy
if left blank, it means the booking is still active, so you need to include check-ins from 2025 even if the booking hasn’t ended yet
Tick the box if there were no bookings registered
3. Generating and exporting the data
Before downloading the information from Avantio, we recommend creating a template in Excel or Google Sheets that you can later convert to CSV. This will help you organize the data correctly before uploading it to the N2 application.
Here’s a step-by-step guide:
Step 1: Create a CSV template
To download the necessary data, the first thing you’ll need to do is create your own document with the following information:
NRUA
Check-in
Check-out
Guests
Purpose Code
With this structure, you’ll be able to organize the information clearly before exporting it.

Step 2: Get the data from Avantio
To collect all the necessary information, you can do so from different reports and lists in the VRMS:
Recommended reports and lists for downloading information; both for booking data and for accommodation details (NRA).

Download all bookings for the year, recommended from the Booking list in the Bookings section. We suggest filtering and downloading this CSV by accommodation* to make it easier to identify the NRA needed when filling out the model.
Download the Property list to get the NRA and accommodation name from the property details (available in CSV format).
NOTE:
Remember that you must submit one CSV per accommodation in the N2 application (submission per CRU).
Step 3: Adapt the CSV to the official model
Once you’ve downloaded the files from Avantio, you’ll need to transfer the information to the template you created.
Steps to complete the template
Calculate the total number of guests
In the Booking list file, add an extra column to calculate the total number of guests by adding adults, children, and babies. Once you have the result:
Copy the column with the calculated total
Paste it into the GUESTS column of the model template
Add booking dates
Copy the check-in date and paste it into the CHECK-IN column of the model template
Repeat the same process with the check-out date in the CHECK-OUT column
Add the NRA of the accommodation
Copy the NRA from the property list template and paste it into the NRA column of the model template.
Add the purpose of the booking
The purpose codes are not available in the Avantio system, so you’ll need to add them manually in the corresponding column.
You can enter them manually or drag the cell to speed up the process.

Step 4: Convert the document to the correct format (CSV)
Once you’ve completed the template from the previous step, the file should be downloaded in the following format: CSV separated by semicolons (;)
If your application doesn’t allow this format, you can download it separated by commas and
then convert it to semicolon format using another tool.
