The Administrative Management section allows you to enter the essential legal and tax information for each tourist accommodation. Keeping this information up to date is crucial for your advertisements to be published correctly on portals, to avoid blocks, and to comply with current local regulations.

Registering administrative information facilitates publication on portals, prevents advertisement blocks, and ensures you meet applicable legal requirements.


Key Definitions

  • Tourist License: administrative authorization that allows the use of the property as a short-term vacation rental. It is mandatory in many autonomous communities.

  • NRA (Unique Rental Registration Number): official unique identifier for tourist homes. It is required to advertise on platforms like Airbnb or Booking.

  • Cadastral Reference: alphanumeric code that identifies each property in the Cadastre and locates it on its map.

  • Company Name: legal entity or company under whose name the property is registered; especially relevant for agencies or managers with multiple owners.


Main Fields of Administrative Management

1. Tourist License Number

  • Requirement: required in most autonomous communities.

  • Where to add it: VRMS → Accommodations → Short-term Rentals → Property List → Property Profile → "Main Features" tab → "Administrative Management" block.

  • Visibility: appears on your website managed by Avantio (in the "Other Information of Interest" section) and on compatible portals (e.g., Airbnb).

2. Unique Rental Registration Number (NRA)

  • Visibility: will be displayed on your website (in the Other Information of Interest section) and on compatible portals.

  • Compatibility: Booking (with full connection) syncs it automatically; other portals may require manual entry.

  • Accepted Format: letters, numbers, slash (/), and hyphen (–), up to 52 characters.

3. Cadastral Reference

  • Function: links the accommodation to its property in the Cadastre.

  • Importance: may be required in tax or administrative procedures.

4. Company Name

  • Definition: entity (legal person or company) with which the property is registered.

  • Importance: ensures that invoicing and management match the responsible entity.

  • In the case of agencies or managers with multiple properties, this data is essential for maintaining administrative consistency.
