Not all stays in your accommodations come from tourists. Sometimes, owners, family, or friends also use the property.


To reflect these occupations and always keep control of the calendar, Avantio offers the option of owner bookings.

What is an owner booking

An owner booking is a status indicating that the accommodation will be occupied by the owner or close people (family or friends).
Like a tourist booking, it blocks the calendar to prevent new bookings on those dates.

Advantages of using this status

  • Total calendar control: ensures that the dates occupied by the owner are blocked.

  • Organized record: maintains a complete history of all stays, including non-tourist ones.

  • Management of additional services: allows you to decide if extras like bed linen, towels, or other amenities are applied.

How to create an owner booking

There are two ways to create an owner booking:

  1. From the planning: go to VRMS → Planning and right-click on the desired dates and select "Owner booking."

  2. From the bookings menu: access VRMS → Bookings → Bookings list. Then, create a new booking and mark the status as "Owner booking."

During creation, you can specify if the occupant is the owner or if it involves family or friends.

This way, your calendar will always be up to date, and you can clearly distinguish between tourist bookings and private stays.

Owner participation in bookings

If the owner has access to the Owner Intranet and has the "Availability - Modify" permission, they can directly manage their own internal bookings without relying on the agency.

Actions available for the owner

  • Create owner bookings: independently, blocking the calendar for their own stays.

  • Delete owner bookings: as long as they are for future stays.

This provides greater autonomy for the owner and agility in management for the agency.

  • Define conditions with the owner: clarify whether internal bookings will include additional services (bed linen, towels, cleaning, etc.).

  • Check the planning: before confirming tourist bookings, check for possible overlaps with owner bookings.
