Below you’ll find the instructions needed to complete the import of your accommodations from the Avantio (VRMS) system.

After carefully reading this document, you must accept the conditions outlined in the following points.
This product/feature allows you to automatically create accommodations, rates, and occupancy rules in VRMS based on the existing listings in one or more Airbnb accounts.
This process is carried out to import accommodations using the data obtained from Airbnb.
The process will create one accommodation for each existing listing in your Airbnb account(s).
This import will be performed automatically once the preliminary steps described below have been completed.
The import may take varying amounts of time depending on the number of properties being imported, and in case any errors or unforeseen issues arise.
This process is intended to import your listings from Airbnb to Avantio for the first time.
If you are already connected to Avantio’s channel manager and have already completed the initial implementation process, please follow the steps described in this article.
Steps to Follow for the Import
The accommodation import will be completed before the consultancy sessions begin. This includes the period between signing the contract with Avantio and the start of the sessions according to Avantio’s implementation protocol.
Compliance with the following requirements is essential to ensure that the accommodation import is completed correctly:
The company's legal entity must be correctly configured
The accommodation locations must be inserted into Avantio
The currency in Avantio must match the currency used in Airbnb
The default system extras that the client will use must be configured
The bed distribution by bedroom must be configured in Airbnb
Determine from the VRMS account settings whether prices include taxes or not
Verify that the languages configured in Airbnb are enabled in the VRMS
Important
If you choose to also import reservations from Airbnb, after the accommodation import you may receive a notification email each time there is a modification to an imported reservation or when a new reservation is registered on the portal.
This will allow you to keep track of changes made to imported reservations and any new reservations received from Airbnb so that they can be manually updated in Avantio’s VRMS, since these changes are not currently synchronized automatically.
These notifications act as an informational alert indicating that a new reservation has been received or that a modification has been made in Airbnb, which Avantio could not automatically register after the import.
Additionally, we provide a reservation import via file, to which any new Airbnb reservations received after the initial accommodation import may be added.
Below are the conditions and important aspects to keep in mind. Please read carefully and, if you have any questions, consult the person responsible for your implementation:
A range of data related to the accommodation will be imported from the existing advertisements in your Airbnb account(s). You can find the features that can be imported in the next section; however, you must enter each accommodation (after the import) to check that the information is correct and add any missing features:
Accommodation name, type, location, capacity, bedrooms and their distribution, compatible features, tourist registration number, extras*, texts and descriptions in the languages your company has set up in your VRMS account, photos, base rates without discounts or surcharges with prices per accommodation for up to 3 (three) years in advance where synchronization is of the Daily Rates type (rates synchronized by Length of stay cannot be imported), minimum nights, and allowed check-in and check-out days for up to 3 (three) years in advance.
Discounts and surcharges will not be imported. This information must be added after the accommodations are imported, during the system implementation.
If you have more than one Airbnb account, you must follow the indicated process for each account.
Following the example above, if you have more than one Airbnb account, an independent import must be performed for each account.
It is important to note that if the import is mistakenly run again on an account that was already previously imported, the accommodation information will be updated again using the data coming from Airbnb. This may result in the overwriting of configurations or data previously adjusted in Avantio, especially in fields that are not fully compatible between both platforms.
Accommodation imports are currently supported for primary Airbnb accounts only, so listings connected through co-host accounts cannot be imported.
To ensure a smooth and accurate import into Avantio VRMS, the accommodation currency in Airbnb must match the default currency configured in Avantio. For example, if your Avantio account is set to USD, accommodations configured in EUR on Airbnb would first need to be aligned to the same currency before they can be imported.
If this is your first experience with a channel manager, please note that Airbnb will change its commission on new bookings as soon as it is connected to Avantio (or any channel manager).
It is necessary to verify that the bed distribution is correctly configured in Airbnb for each bedroom, as Avantio will not import accommodations with bedrooms that do not contain beds.
Please note that connecting with Avantio may imply an increase in the commissions applied by the portal. We recommend consulting directly with the portal for detailed information and to evaluate any possible changes to the financial conditions
