Select Channels on the left side menu
Find Airbnb
Click on Configure
From the Configure menu you'll be able to adjust all the settings below.
General settings
Price modifier: use a percentage modifier on your base rate to determine the final amount shown in the portal.
Release: define the minimum days in advance for booking.
Maximum Release: determine how far ahead in time guests can see and book your calendar. It limits how many months (or years) into the future guests are allowed to make a reservation.
Contact messages: if you activate this option, guests can contact you on the Airbnb platform even when the period is shorter than the one set by the release (e.g. if the release is set to 24h, guests can contact you less than 24h prior to check-in by sending a Request to book).
Minimum nights: add the nights'stay required by Airbnb for properties subject to regulatory restrictions. If no restrictions apply in your area, set the setting to 0.
Instant Booking: choose whether guests can book instantly.
Welcome Message: add a short text (maximum 200 characters) that guests will see after confirming their booking.
Advanced Settings
Enquiries: if you activate this option, you will receive an email notification every time a guest makes an enquiry regarding one of your properties.
Connection Type: choose between partial (manage only rates and availability in Avantio) or full (all information is synced from Avantio).
Cancellation Policies
General policy: select one of the available cancellation policies from Airbnb.
Non-refundable policy: configure a Non-refundable policy with a discount.
Payment Settings
Portal commission: choose if you want to register the commission provided by the portal, or the one configured in the VRMS (located in Bookings, Portals).
Tourist tax management: define who manages the tourist tax (it can be the company or Airbnb, depending on the area).
Management of security deposit: choose whether you want to send the security deposit information configured in the VRMS with Airbnb.
Sales tax management: define who manages the sales tax (it can be the company or Airbnb, depending on the area).
Associated Accounts
From this section, you can connect multiple Airbnb accounts to your Avantio account. This is helpful when managing properties on behalf of multiple owners.
Check-in/check-out
Check-in instructions: select the check-in method and add additional instructions.
Check-out tasks: add instructions or reminders for guests to complete before leaving the property.
Safety & property
Safety devices, Safety considerations, Property info: configure key safety, property, and amenity details to inform guests of hazards, access, and limitations.
CUSTOMISATION BY ACCOMMODATION
While general settings apply to all properties by default, you can customize each accommodation individually to fit its specific needs.
To do this, access the Activation of accommodations section, simply click on the accommodation you want to edit and a new window will open up where you can adjust settings such as price modifier, release times, cancellation policies, safety features, and more. This helps you make sure each listing reflects the property accurately and matches your specific hosting preferences:
