The impact of high-quality photos
For Airbnb and potential guests, high quality pictures are a top requirement. Review your listings and ensure that you are complying with Airbnb’s image standards:
Upload an average of 16 pictures. The minimum requirement is 8 but Airbnb has found that listings with an average of 16 pictures perform better.
Ensure your images meet the minimum resolution: 1024px x 683px at 72 dpi.
Photos should be in landscape format.
Tag all your images to the corresponding listed spaces. If you list three bathrooms but only upload and tag pictures of two of them, the algorithm will detect an inconsistency and penalise your listing.
Ensure images are photoshoot quality, with good lighting, free of clutter, and showcase all spaces in the accomodation.
Put your accomodation’s most attractive and unique features first, whether it’s the swimming pool, the kitchen, the master bedroom, or the location of the property itself.
Engaging descriptions & essential amenities
This is your chance to convince your guests to book while incorporating those crucial SEO keywords to boost your listing's search ranking. Personalising your descriptions makes your property more memorable, increases engagement, and ultimately drives more bookings.
To customise your descriptions, go to the VRMS > Accomodations > Photos & Descriptions.
Remember that descriptions must have at least 50 characters.
Amenities
To achieve a high-quality listing, it's essential to accurately describe the amenities that your property offers: from smoke detectors to Wi-Fi. Ensure that you are also providing information on acessibility and safety measures as this is of crucial importance to avoid conflicts and bigger issues down the line.
The minimum number of amenities required by Airbnb is 5, however, we recommend that you include all amenities in your property for improved results. Keep in mind who your target profile is: families will need different amenities than, for example, business travellers, so make sure that you are covering their needs while also offering essentials e.g. towels, bed linen etc.
All amenities can be added from the accommodation page of the VRMS.
Are you providing information on Airbnb’s most searched for amenities?
These are: air conditioning, heating, parking, kitchen facilities, pool or hot tub, pet-friendly options, TV/Cable, WiFi and washer machine/dryer.

Strategies for managing and increasing ratings & reviews
Ratings and reviews play a crucial role in convincing potential guests to book your property and can affect your listing's visibility on search results. To maximise revenue on Airbnb, work with their algorithm, meet quality criteria, and convert positive reviews into bookings.
Airbnb recommends to achieve at least a 4.8 rating for improved results. If you have Superhost status, or are aiming for it, remember you will need to maintain a 4.8+ rating. Superhosts have been found to earn 60% more revenue per day than standard hosts, therefore, it is imperative to continue working on your ratings and reviews. In addition, if your average rating drops to a 3.7- due to poor reviews, your listing may get suspended.

Impactful rating & review management

Rating the stay
You are now able to check your guests’ reviews and ratings and see what tags they have associated. If a review is 4-stars or more, this is considered a good review, therefore the system will automatically suggest tags, such as 'Excellent customer service' or 'Spotless furniture', depending on the category they’re rating. If it’s less than 4-stars, the tags shown will be negative.
Rating the guest
Did you know that Airbnb has found that hosts who leave a review for their guests, tend to receive a higher review score than those who don’t? With Avantio, you can now leave guest reviews directly from the VRMS. Remember this step is also important, as Airbnb will value this information and will encourage the guest to leave a review, if they haven’t done so already.

5-star customer service
Ensure that you are meeting Airbnb’s response time so the algorithm can rank your properties higher, as the system rewards listings with quicker response times and rates. This is particularly important if you’re operating on a 'Request to Book' model. A quick response time also reduces the risk of your guest booking another accommodation and increases booking conversion rate, guest satisfaction, and trust.

Long-term stays: applicable to stays over 28 days
Short-term stays: applicable to stays under 27 days
Non-refundable: no refund given (except for final cleaning fees)
Cancellation policies can be configured from the Channel PRO and a default condition can be set for all of your Airbnb listings or selected per property.
Check-in/check-out instructions
Airbnb has detected check-in and check-out as one of the areas that receive most negative reviews and these can affect listing quality. It is imperative this process is as smooth and operative as possible: not only will the guest appreciate a hassle-free check-in and check-out process, it will also save you time, effort, and possible issues down the line.
Ensure that you have selected a check-in method through the Channel Pro and have provided an accurate description. Guests will only receive the detailed information 48h before check-in. You can do the same for check-out, although a description is not mandatory.
