Manage Airbnb bookings on request through the Avantio Channel PRO
Decide which bookings to accept and when. With the Request to Book option, you can receive booking requests instead of bookings that have been confirmed automatically. This gives you more control over which guests enter your accommodations and can be ideal if you do not have full exclusivity or have a stricter selection criteria.
What is a Request to Book?
The Airbnb Request to Book allows guests to send an inquiry instead of making an instant booking.
When a request is received:
The calendar is temporarily blocked for up to 24 hours.
If you accept, Airbnb charges the guest and the booking enters Avantio as a normal booking.
If you decline, the dates reopen and the guest is notified.
The Request to Book feature combines flexibility with security. You can maintain instant bookings for guests who meet your selected criteria and requests for special cases.
Configure the Airbnb Request to Book
Enter the Channel PRO and click on 'Configure' under Airbnb
Go to the General Settings section
Under Instant Booking, define which types of guests can book instantly i.e. All types of guests or Trusted guests
If you only wish to allow requests, you must select Not permitted
Click Save to apply the setting to all of your active accommodations
You can also select this for individual properties by clicking on the respective accommodation from the Activation of accommodations section.
It is only possible to work on a Request To Book basis with the full synchronisation. If you have existing properties listed as Request To Book and choose the partial synchronisation from the Channel PRO, the booking type will be updated to instant book in Airbnb and it will not be possible to change it manually.
Furthermore, the same applies if you wish to specify the type of guests that can book instantly e.g. trusted guests, guests with verified documentation etc. This configuration will only work with the full synchronisation.
If you wish to use the partial synchronisation type, please note that instant bookings will be allowed for all types of guests.

Request received from Airbnb
The system records the request as an 'Airbnb Request to Book'
The calendar is blocked for a maximum of 24 hours. During this time, the calendar will remain blocked
You accept the Request to Book
Airbnb charges the guest
The booking changes to a Pre-booking status and enters the normal booking flow
You reject the Request to Book
The guest receives a rejection notification
The calendar is immediately opened
If no action is made within 24 hours
The request is automatically rejected
The period becomes available again in the VRMS and Airbnb calendar
👉 Note: until the payment is confirmed and the booking is listed as a pre-booking, you cannot modify it in the VRMS.
Please note that modifications cannot be made to the booking until the payment has been confirmed by Airbnb and the status has changed to pre-booking.
If the payment is not made/confirmed by the guest within the established time period, the booking will be cancelled and the blocked calendar dates will be reopened.
If the agency does not take any action within 24 hours, the booking will be cancelled and the blocked calendar dates will be reopened.
