Activate or deactivate Airbnb accommodations in Channel PRO

Manage when to publish, pause, or adjust your Airbnb listings from a single place, avoiding errors and keeping control of your operations.

Activate an accommodation and customize its configuration

When you activate an accommodation from Channel PRO, the portal’s general settings you’ve configured are applied automatically. Afterwards, you can customize them per accommodation whenever needed.

Access activation from the correct path

  1. To open the activation module, follow the path Channel PRO → Accommodation activation.

  2. If you prefer, go to Channel PRO → Portals → Airbnb → Accommodations.

Attention to detail
Before activating, make sure the accommodation is not showing alerts. If there are alerts, resolve them first.

Choose the synchronization type that fits your operations

Partial synchronization. Avantio manages rates, availability, messages, and bookings. In Airbnb you can customize photos, descriptions, and amenities.

Full synchronization. Avantio manages all listing information (features, booking conditions, availability, occupancy rules). In Airbnb you can view the data, but not edit it.

Attention to detail
If you link an existing listing in full mode, its content will be overwritten by Avantio information (this does not affect Reviews or Ratings).

Complete the accommodation activation step by step

  1. Open the Accommodation activation module.

  2. Find the accommodation you want to activate and click the activation button. Ensure there are no alerts.

  3. Fill in the required fields and confirm with Accept:

    • Synchronization type: choose partial or full.

    • Associated account: select the correct account if you manage multiple ones in Airbnb.

    • Type: link the accommodation to an existing listing or create a new one.

  4. Review the configuration and save.

Attention to detail
If you manage listings as a co-host, note that it’s not possible to add an account in Channel PRO using co-host credentials. However, you can add it with the host credentials and then manage the property from Avantio.

Pro tip
If you customize settings per accommodation and later want to return to the portal defaults, use the restore icon within the accommodation’s settings.

Change the listing association if you made a mistake

If you activated the property with the wrong listing ID, you can correct it:

  1. Select the property.

  2. Choose the new existing listing ID or create a listing from scratch.

  3. Click Accept and save.

Attention to detail
The previous association will stop synchronizing from Avantio. If the listing remains active in Airbnb, go into your Airbnb account and deactivate it manually.

Deactivate an accommodation and send the reason to Airbnb

When you need to pause or remove a listing:

  1. Go to Channel PRO → Accommodation activation.

  2. Click the accommodation’s activation button to deactivate it.

  3. Provide the reason and sub-reason. This is an Airbnb requirement since November 2023.

  4. Confirm with Disconnect.

Common reasons you can select

  • My place isn’t available to host guests right now.”

  • Hosting isn’t worth it for me in terms of time or money.”

  • I have legal or tax concerns about my hosting activity.”

  • I only want to host guests during certain times of the year.”

  • I’m concerned about guest behavior.”

  • I have other reasons” (a text field will open to provide details).

Best practices

Use this checklist to confirm your configuration is complete and consistent with your strategy:

  • I reviewed that the portal’s general configuration is up to date before activating.

  • I verified whether partial or full synchronization suits the level of control I want to keep in Airbnb.

  • I confirmed I’m using the correct Airbnb account when managing multiple accounts.

  • I decided whether to link to an existing listing or create a new one.

  • (If I changed an association) I manually deactivated the previous listing in Airbnb.

  • I rechecked the synchronization type to ensure it remains aligned with my operations.

Can I switch between partial and full synchronization without reactivating the listing?

Yes. You can change the synchronization type from the accommodation’s settings in Channel PRO whenever needed.

What happens to reviews when switching to full synchronization?

Reviews and Ratings from guests are not removed or overwritten by full synchronization.

What exactly happens when I deactivate an accommodation from Channel PRO?

Synchronization stops, the listing is unpublished from Airbnb, and Avantio is no longer connected to that listing. You can then manage it manually from Airbnb.

Can I activate an accommodation if I’m a co-host of the listing on Airbnb?

No. Accommodations where you act as co-host/co-owner cannot be connected through Channel PRO.

Are the deactivation reasons always the same?

No. Airbnb may display different options based on the information it sends in real time.
