Your Starting Point in Avantio

The Dashboard and Home Page are the first screens you’ll see when accessing Avantio VRMS. They are designed to centralize the most relevant information in one place, provide easy access to the main modules, and adapt to any device thanks to responsive design. This way, you can work comfortably from desktop or mobile at any time.

What You’ll Find on the Main Page

The Dashboard offers you a global view of your activity from the very first moment:

  • Booking evolution graph

  • Upcoming reservations and check-ins

  • Pending actions

  • Incoming reservations, reservations to confirm, cancellations, and revenue per channel

  • System health and connected applications

  • Direct access to the main modules

Booking and Occupancy Evolution

This block shows the evolution of the total booking amount over a specific period.

Booking Evolution

  • Displays the total amount of bookings over a selected period (24 hours, 30 days, or 12 months).

  • Shown in cumulative or linear view.

  • Includes statuses: pre-reservation, confirmed, paid, owner, and guarantee.

  • Values sum up the total amount (accommodation + extras + taxes) of all bookings in the selected period, based on the booking creation date.

Occupancy

  • Calculates the net occupancy rate of your properties.

  • Allows comparison with previous periods (day, month, or year).

  • Formula:

    Net occupancy rate = (sum of occupied nights / sum of available nights) × 100

  • Occupied nights: bookings in states pre-reservation, confirmed, paid, guarantee, and owner.

  • Available nights: total nights in the selected period minus nights blocked by states that prevent new bookings.

  • Active properties now: shows the number of active properties at that moment.

Reservations and Check-Ins

This section groups incoming reservations and requests that require attention, along with pending actions, upcoming check-ins, and ongoing bookings.

Incoming Reservations

  • Categorized by status, with direct access to the reservations list.

  • You can select a period (today, 7 days, or 30 days).

  • Status types:

    • To resolve: unmaterialized requests (e.g. dates not available). Includes Airbnb Request to Book, which must be answered within 24 hours.

    • Instant booking: VRBO bookings that are automatically confirmed. It’s important to mark them as “Paid” so they disappear from the Dashboard.

    • To confirm: bookings in the pre-reservation state awaiting review and confirmation.

    • Information requests: availability inquiries that may become bookings or be rejected.

Pending Actions

  • Pending payments: overdue or current-day charges, with access to accounting.

  • Unread messages: number of messages without responses, with access to the Unified Inbox.

  • Check-in to validate: for guests with contracted online check-in. Enables you to validate entries quickly.

Upcoming Check-Ins

  • Helps you manage upcoming guest arrivals.

  • By clicking the guest name, you access the reservation record.

  • From this block you can mark whether the guest has received keys, whether the property is clean or needs cleaning, or assign the staff responsible for key delivery.

  • The “View all” option leads to the reservations list.

Ongoing Reservations

  • Displays active bookings or those with check-in or check-out scheduled for today.

  • Clicking the guest name opens the booking record, where you can mark whether the check-out has been done.

  • The “View all” option leads to the reservations list.

Advanced Metrics

Bookings & Cancellations

Bookings

  • Shows the sum of total amounts for all bookings in a selected period.

  • Includes the total (accommodation + extras + taxes) for bookings created in the selected period, considering statuses: pre-reservation, confirmed, paid, owner, guarantee.

Cancellations

  • Displays the sum of total amounts for all cancellations received in a selected period.

  • Includes the total (accommodation + extras + taxes) of all bookings canceled in the selected period, based on cancellation date. Only “canceled” status is considered—excluding cancellations by owner.

By clicking on the information icon , you can see in detail the elements used by the system to compute the results.

Average Stay & Average Amount

Average Amount

  • Indicates the average total amount (accommodation + extras + taxes) of all bookings in a selected period.

  • Formula: Sum of total amounts ÷ Number of bookings

Average Duration

  • Indicates the average number of nights per booking in a selected period.

  • Formula: Sum of occupied nights by guests ÷ Number of bookings

Revenue by Channel

  • Proportion of sales by channel: direct website, external portals, or manual/owner bookings.

System Health & Connected Applications

The system health depends on proper configuration and the timely resolution of alerts. Keeping it above 90 % helps prevent issues that could affect both bookings and your business performance. Always ensure alerts are resolved.

System Health

  • The health percentage reflects the overall status of configuration and resolved alerts:

    • Critical: 60 % or less

    • Needs improvement: between 61 % and 89 %

    • Optimal: 90 % or more

Types of Alerts

  • Severe: block bookings (e.g. a property without a rate configured).

  • Moderate: do not block bookings but lower the probability of receiving them (e.g. a gallery with few photos).

Note

Alerts do not disappear automatically: they remain visible until the system synchronizes changes (approximately every 15 days). To remove them immediately, use the Recalculate button in the alerts list.

Connected Applications

From this block you access control over integrations with external apps. The Connect button takes you to the Avantio Marketplace, where you can see details of each available integration.

The Dashboard is the control center of Avantio: it concentrates key information, enables you to monitor bookings, check-ins, occupancy, and finances, and helps you keep the system health under control.
