Homes & Villas by Marriott Bonvoy - Portal activation

This article explains how to activate the connection between Avantio and Marriott Homes & Villas by Marriott Bonvoy via Channel PRO along with the portal's connection requirements

Prerequisites

  • Valid collaboration agreement with Marriott Homes & Villas.

  • Active account with Marriott Homes & Villas.

  • HMCID provided by Marriott during onboarding.

  • Professionally manage a minimum of 35 private properties with 1 or more bedrooms.

  • Offer 24/7 local support, professional cleaning and maintenance.

  • Responsible for updating calendar availability and pricing.

  • Have a track record of reliability, safety, quick response times, and customer satisfaction.

If you do not yet have your HMCID, contact your Marriott Account Manager.

Portal activation steps

  1. Enter the Channel PRO from the tab at the top of the VRMS home screen and select Channels from the left hand side of the page.

  2. Click Connect under Homes & Villas by Marriott Bonvoy to begin the activation process.

  3. Review all the information about the process (compatibilities, minimum requirements, agreement with Marriott).

  4. Set up the general settings:

    • HMCID: Unique account ID provided by Marriott during onboarding.

    • Price modifier: percentage added to the base rate configured in VRMS.

    • Applied VAT: percentage of tax included in the accommodation price.

    • Release: number of days between booking and the first allowed check-in.

    • Booking setting: choose between instant bookings, email-only requests, or both.

    • Cancellation Policy: select one of the policies provided by Marriott.

  5. Click on next to complete the connection.

Helpful Tip: you can modify these settings later, both from the portal activation screen and for each individual property.

6. Final confirmation the system will display a message confirming the connection has been successfully established.

Frequently Asked Questions

Can I change the settings per property?
Yes, via the Accommodation Activation tab.

Can I modify the price increase or cancellation policy afterwards?
Yes, these can be updated at any time via Channel Activation.

Can I link my existing Marriott account when connecting through Avantio?

If you already work with Marriott, it will not be possible to link your existing account and properties when activating the portal in the Channel PRO. Due to a limitation from Marriott, it would be necessary to create a new account before the connection is made.

I work with large minimum stay periods to prevent instant bookings. How will this impact the synchronisation with Marriott?

There are instances when property managers configure some, or all, periods with a large minimum stay. This is usually done to prevent instant bookings being made and to only receive requests. With Marriott there is a limitation meaning that we can only send the minimum stay up to 365 days. If a larger minimum stay is configured, we will only send 365 days.

Furthermore, depending on the booking configuration set in the Channel PRO, we may send the minimum stay for requests or the minimum stay for online bookings.

In the example shown below, a minimum stay of 9 nights has been set for all bookings but all stays of less than 550 nights configured to be on request. Therefore, this sets:

Minimum stay on request: 9 nights

Minimum stay online bookings: 550 nights

With the minimum stay configured in this way, we would send the following to Marriott depending on the booking settings configured in the portal configuration:

  • Instant booking: a minimum stay of 365 nights (reduced from 550)

  • Requests (by email only): a minimum stay of 9 nights

  • Instant booking + requests (by email only): a minimum stay of 365 nights (reduced from 550)

As you can see, with any booking setting that includes instant booking, the value will be sent from the online booking field. In the case of request (by email only) being selected, the minimum stay will be sent from the on request field.

Therefore it is important to note that, if you work with the on request minimum stay, you should configure the booking settings as requests (by email only) as the minimum stay for online bookings would otherwise be synchronised.
