Background
The received payments list is used by Avantio to send information to the French e-reporting system (Invopop). Therefore, the recorded amount must reflect the money the customer actually receives in their bank account. Otherwise, the amount reported to the French tax authorities may differ from the amount the agency actually receives.
April 2026
Development for Airbnb that allows the net payment amount, after deducting the portal commission, to be recorded in the received payments list when a payment changes from «Collected by portal» to «Paid», instead of displaying the gross amount paid by the guest.
September 2026
Update extending this functionality to all portals configured in VRMS > Reservations > Portals, provided that the «Manage portal commission» option is enabled for the portal or tour operator.
Update details
The VRMS automatically calculates and displays the net amount (guest payment minus portal commission) in both the pending payments list and the received payments list.
This functionality extends the logic previously available specifically for Airbnb to any portal through configuration. This update resolves the discrepancy without requiring manual calculations.
Scope
This functionality is available exclusively for accounts in France (NF525). It has not yet been extended to other markets.
Benefits
Accurate tax reporting: The amount sent to Invopop matches the amount actually received by the property manager.
No manual calculations: The net amount is calculated automatically using the commission already configured for the portal.
Consistency between modules: The deduction follows the same logic as the accounting journals, ensuring both amounts match.
The reservation remains unchanged: It continues to display the gross amount paid by the guest and its original creation date. Only the payment lists are adjusted.
Flexible commission settings: Four configurable modes cover the different ways portals handle commission collection.
No changes to existing Airbnb configurations: Portals already using the previous Airbnb-specific deduction are migrated automatically without changing their behaviour.
What doesn't change
Accounting documents: This module does not use the new net amount breakdown, so it is unaffected by this update.
Existing Airbnb configurations: These are automatically migrated to «First payment», reproducing the previous behaviour exactly.
Reservation details: The gross amount paid by the guest and the original creation date remain unchanged.
Configuration
Below you will find details on where to locate the settings and how to configure them correctly.
Where?
Reservations > Portals: Enable «Manage portal commission» and select the deduction method in the new mandatory field «How to deduct portal commission».
Pending payments list: The commission column now displays an estimated net amount before the payment is settled.
Received payments list: Settled payments display the net amount once they are marked as «Paid».
Reservation details: No changes; the gross amount paid by the guest and the original creation date remain unchanged.
Accounting > Export data (French e-invoicing): The net amount is sent to Invopop for e-reporting.
How does it work?
1. Enable and configure portal commission management
In VRMS > Reservations > Portals, the «Manage portal commission» option is available for all accounts in France. By default, it remains disabled for portals that did not have a previous configuration.
The option is enabled automatically, without any action required, in the following cases:
Portals that already had the previous Airbnb-specific deduction enabled.
Accounts that were already using this option through the French accounting or accounting journal settings.
New requirement: Once the option is enabled, selecting one of the four deduction modes is mandatory. The configuration can no longer be saved without selecting a mode. If the option is enabled and no mode was previously configured, «First payment» is selected by default.
2. Choose how the commission is deducted
There are four configurable modes to determine how portal commission is deducted:
All payments: Portal commission is deducted proportionally from every payment marked as «Paid» or «Collected by portal».
All payments collected by the portal: Portal commission is deducted proportionally from every payment marked as «Collected by portal».
First payment collected by the portal: The entire portal commission is deducted from the first payment collected by the portal, regardless of the chronological order of the payments.
First payment: The entire portal commission is deducted from the first payment marked as «Paid» or «Collected by portal».
⚠️ Important: The net amount can never be negative. If the commission exceeds the amount of a single payment, the net amount for that payment is set to 0. This calculation follows the same logic used in accounting journals, ensuring both amounts match.
3. Pending payments list
When a payment is marked as «Collected by portal» but has not yet been settled, the list displays an estimated net amount. The same calculation will be applied when the payment is marked as «Paid» and the amount is recorded.
If portal commission management is not enabled for the portal, the commission column displays a dash («–») and the amount corresponds to the guest's gross payment.
When a payment is marked as «Paid», it disappears from this list, as before.
4. Received payments list
Once a payment has been settled and marked as «Paid», the displayed amount corresponds to the net amount rather than the gross amount.
If portal commission management is not enabled for the portal, the full amount continues to be displayed, exactly as before. The reservation details remain unchanged.
5. Impact on French e-reporting (Invopop)
The amount sent to Invopop for each payment is now the net amount, matching the money the property manager actually receives in their bank account.
Payments from portals without commission management configured continue to be reported at the full amount, as before.
Frequently asked questions
Does this change affect the amount paid by the guest or the reservation information?
Does this change affect the amount paid by the guest or the reservation information?
No. The reservation and the guest's payment remain exactly the same. Only the pending payments and received payments lists display the net amount.
What happens if I don't enable «Manage portal commission»?
What happens if I don't enable «Manage portal commission»?
Nothing changes. Payments continue to display the full gross amount, and the commission column displays a dash («–»).
I was already using this functionality for Airbnb. Do I need to configure anything again?
I was already using this functionality for Airbnb. Do I need to configure anything again?
No. The existing configuration is migrated automatically to «First payment», reproducing the previous behaviour exactly.
Why is selecting a deduction mode now mandatory?
Why is selecting a deduction mode now mandatory?
To avoid ambiguity. When portal commission management is enabled, the system needs to know how the deduction should be applied.
Will this be available for accounts in other countries?
Will this be available for accounts in other countries?
Not in this release. For now, the functionality is limited to accounts in France (NF525).
How does this change affect the information reported to the French tax authorities?
How does this change affect the information reported to the French tax authorities?
The received payments list provides the data for French e-reporting through Invopop. When this option is enabled, the net amount, after deducting portal commission, is reported instead of the gross amount paid by the guest.
