Cancelling an Airbnb reservation
In exceptional circumstances, it may be necessary to cancel a confirmed booking. Rather than processing the cancellation on Airbnb, you can do this directly from the VRMS. However, you must keep in mind that these cancellations may result in penalties set by Airbnb.
How to cancel an Airbnb reservation from the VRMS
Open the confirmed booking in the VRMS
Click cancel and you will be presented with the booking cancellation form (shown below)
In order to cancel the booking, you must complete:
Primary reason (mandatory)
Secondary reason (mandatory)
Guest comment (mandatory & maximum 240 characters)
Comment to Airbnb (optional &maximum 240 characters)
Click cancel booking
The cancellation will be synchronised to Airbnb and, once actioned, the reservation cannot be recovered or changed back to a confirmed booking. If you wish to recover it at a later date, you will have to ask the guest to make a new booking.
Accepted reasons for cancelling
The following reasons and secondary reasons (when requested) will be available to select when proceeding to cancel a booking:
1. My space isn't available
I have an emergency
I can't host these dates anymore
Another guest is coming on these dates
2. I'm looking for a different price or trip length
I'm looking for a different trip length
I'm looking for a different price
3. Guest has bad reviews or incomplete profile
4. Unauthorised party
Negative reviews about unauthorised party
Guest intends to throw a party
5. Tourist's behaviour
Negative reviews about breaking house rules
Guest pretends to break my house rules
6. The guest wants to cancel
7. Other
Cancellation fees
All cancellations will incur a penalty. The amount is determined by Airbnb and this will be displayed when cancelling the reservation in the VRMS.
The cancellation fee applied will be deducted from the next booking and is calculated in US dollars. You will have to take into account the currency exchange at the time of cancellation in order to make the conversion to the corresponding currency.
