Before you start: the difference between discounts and promotions

On Vrbo, discounts and promotions are different configurations within Channel Manager PRO.

Types of promotions available

Vrbo offers different types of promotions you can set up from Channel PRO, each designed to meet a specific need in your booking strategy:

Promotion type	Description
Early Booking	Encourages guests who book in advance, helping you secure occupancy further ahead of time.
Last Minute	Applies discounts for bookings close to the check-in date. Ideal for filling gaps in your calendar and avoiding empty nights.
Mobile-Only	Offers discounts only for bookings made from mobile devices. Lets you apply a discount on a high-traffic channel, improving conversion without affecting prices on other device types.
Membership	Offers discounts to users registered in the Vrbo loyalty program

Important information about promotions

Early Booking and Last Minute: discounts or promotions

Early Booking and Last Minute configurations can be created:

as discounts within Rate Modifiers
or as Vrbo promotions.

Both configurations will be sent correctly to Vrbo.

Promotions cannot be combined

An accommodation can have several active promotions at the same time.

However, Vrbo does not combine promotions and will automatically apply the one most beneficial to the guest.

Promotions are applied to the final price

All promotions are calculated based on the final booking price.

Step-by-step guide to creating a new VRBO promotion

To create a new VRBO promotion, follow these steps:

In the top menu, go to Channel Manager PRO.
In the left sidebar menu, open Rate Modifiers.
Click on Promotions.
Select Vrbo from the channel dropdown.
Click New Promotion.
Add an internal name to identify the promotion. This name will not be visible to guests.
Choose the type of promotion you want to set up.
Fill in the promotion conditions and save your changes.

NOTE: You can also return to this screen to edit, activate, deactivate, or delete existing promotions.

Promotion conditions on Vrbo

Each type of promotion available on Vrbo has its own conditions and restrictions.

Promotion type	Main conditions
Early Booking	Booking conditions: • The booking must be made between 60 and 500 days before check-in. Discount limit: • Maximum allowed discount: 75%.
Last Minute	Booking conditions: • The booking must be made between 1 and 30 days before check-in. Discount limit: • Maximum allowed discount: 75%.
Mobile	Discount setup: • Allows fixed or percentage discounts. • Can be applied to a specific night of the stay (night 2 to 28). • Allows you to set up recurring discounts. Example: If the discount is applied to the 3rd night and set as recurring, it will also apply to the 6th, 9th, etc. Restrictions and conditions: • Only visible on mobile devices. • Allows you to set minimum and maximum stay (1 to 180 nights). • Lets you limit the promotion by booking date range. • Lets you define specific application dates. • Allows you to exclude specific dates within the promotional period.
Membership promotions	Restrictions: • Not compatible with day-of-week discounts. • Only percentage discounts are allowed. Mandatory setup: • You must set up all three membership discount levels. Mandatory setup: Membership promotions require you to set up three minimum discount levels: • 10% • 11% • 12% Important: Although Vrbo only publishes promotions with a general minimum discount of 5%, Membership promotions must have the minimum percentages listed above.
New Listing	Eligibility conditions: • Only available for properties published less than 90 days ago. Discount limits: • Minimum required discount: 10%. • Maximum allowed discount: 75%. Restrictions: • Only allows simple percentage discounts. • Does not allow you to set `advanceBookingDaysRange`. • Vrbo will only market promotions with at least a 5% discount.

Can I add properties to a previously created rule?

You can add accommodations to an existing promotion at any time.

To do so:

Find the promotion you want to add accommodations to.
Click on the Accommodations column.
A panel will open on the right with the list of available properties.
Search for and select the accommodations you want to associate with the promotion.
Click save to apply the changes.
