Avantio Dynamic Pricing is a tool designed to generate automated prices based on market data. To ensure that the recommendations are accurate and reliable, properties must meet a series of eligibility criteria. Below are the necessary requirements to access this functionality.
Key Definitions
Dynamic Pricing: a system that automatically adjusts your property rates based on market data, demand, and seasonality.
Base rate: the initial price calculated by the system, from which dynamic recommendations are generated.
Comparable properties: similar accommodations in the same area that serve as a reference for establishing trends and competitive prices.

Currently, the dynamic pricing feature is not available in the following countries:
United States
United Kingdom
Australia
Canada
Location and Seasonality Data
The property must be linked to a city recognized both in the Avantio system and on Airbnb.
If all properties in a city total less than 50 booked nights in the last year, reliable seasonality trends cannot be generated.
In case of incomplete or inaccurate data, the property will not be eligible to receive pricing recommendations.
Requirements for Base Rate Calculation
For the system to generate a base rate, the property must meet at least one of these conditions:
Minimum booking history: at least five nights booked with a valid price in the last year.
Comparable properties: at least five accommodations similar within a 50 km radius, each with at least 15 nights booked in the last year.
City-level data: the city must have recorded a minimum of 50 booked nights in the last year.
If none of these conditions are met, the base rate cannot be generated, and therefore, Dynamic Pricing will not be applied.
Comparable Properties Requirements
The system searches for similar accommodations within a 50 km radius.
Only active properties (updated or registered at least once in the last 30 days) are considered.
If fewer than five active comparable properties are found, recommendations cannot be generated.
Booking and Forecasting Requirements
The property must have at least one night booked in the last year.
The city must have a sufficient volume of bookings to generate a seasonality forecast.
If no data is available at the property or city level, price predictions cannot be made.
Data Processing and Update Frequency
The property must be under active monitoring.
Avantio Dynamic Pricing is powered by market data through tracking every 15 days.
If a property has not been updated in the last 30 days, it is considered inactive and Dynamic Pricing will not be applied.
Exception for new properties: if an accommodation is added between two processing cycles, it may not appear in the first availability cycle. In that case, it will be evaluated in the next process.
Eligibility by Property Type
Dynamic Pricing is only available for properties classified as "Entire Home/Apartment".
Not eligible:
Private rooms.
Shared rooms.
Properties that share availability with others.
